With all the buzz in the media lately you would think that home sellers in the Redding California area would be up on the current market. Apparntley they are now or at least some of them...I recently wrote two offers for properties that had been on the market for awhile and both offers were below the asking price. Both sellers didn't want to come down and one said they she would "counter back at almost full price"! Owch... what comes to mind is the offer I wrote about 4 months ago on a home that was priced in the 290's.My client offered them $279k with a quick close...all cash....They rejected the offer!! The same property was recently reduced to $269k....Owch... what was that they say about hindsight?

It's a differnet market than a year ago that is for sure. Right now in our area if you are not the lowest home on the block in the absolute best turn key condition your home might only get shown 2-3 times while it is even listed!!!

The market continues to favor the buyers right now with over 2030 active available homes today. Smart seller's and agents are pricing the homes at or below the market. There are a few hold outs that are not even looking at offer much below the asking price...they will end up taking less in a couple months!

The redding california real estate market is no different than any other in california.There are those sellers that HAVE to sell and then there are those that  want to sell if they get their prices.
