School's back in lets all remember to......

I saw an interesting site today. I was follow behind a car traveling extremely fast going into the city this morning. She was probably at least 15-20 mph over the posted speed limit. In the distance I saw a school bus that was slowing down. Now the first thing you think of when you see a school bus slow down or stop is "When will those flashing RED lights come on"...right...well...not this lady! She didn't slow a bit. Then  I saw out of the corner of my eye also in the distance a child running to catch the bus. The flashing RED lights were on at this time as he ran right out in front of the car about 200 feet in front of me. The lady Slammed the brakes on and narrowly missed the child. Did this slow her down now you might ask? Yes for about another 200 yards and then back on the gas pedal...It was really interesting when she pulled over up the road to make a turn and then stopped.

Guess where she ended up stopping??? A day care center....yes that's right...her kids were more important this morning than someone else's running to catch a bus....Wow.....

 School's in folks....Lets be on the look out and stop for FLASHING RED lights!

Fall is a great time to prep your lawn for the next summer....

Greetings all, with fall just around the corner....ok ok it's Redding in about a month or two...it is a great time to winterize your lawn soon with a weed killer like Scott's Winter Gard Plus 2 + Turf Builder. Doing this soon before the heavy rains will ensure that you have a better looking lawn next spring.Weeds grow in the winter also...in fact they love to get a good foot hold so if you do nothing at all you will have a nice crop of weeds rearing their ugly little heads in the spring/summer. There are many other fertilizers out there also but Scott's has always worked great for me so I tend to stick with them. They are a little more expensive but you get what you pay for!

Don't forget that your grass loves it when you mulch and don't bag!! If you are a bagger try it for awhile..take that bag off and get used to not making 10 trips to the green waste garbage can...not only will you help save the land fill you will be helping your grass to become healthier.

Get off the fence...before you fall.....

Greetings all, we should see interest rate go down a little bit more in the next few weeks. One thing I can guarantee you is this....they won't stay this low for ever!! The day of double digit interest in in the future that is for sure. If you don't believe me just do a little research or talk with Alan Greenspan....Alan seems to think it won't be too long before we see 10 percent interest rates again!! Owch...I hope he is wrong but my research shows that he is right many more times than wrong! He was the most influential person in Governent/Fed for many years. 

What does this mean for you if you are thinking of purchasing but are not sure when we will hit the BOTTOM? Well if you come across your dream home anytime in the next 6 months I think I would be writing an offer on it. I believe we will see a short lived dip in interest below the 6% mark for up to 4-5 months and then it will start going back up again and continue up for awhile. We shall see...one nice thing about these blogs is that you can look back in  year or two and see how your predictions turned out!

The inventory is fairly stable out there with plenty to choose from in all price ranges and interest is once again very reasonable so get your map out and start looking for some homes.

You can never be too safe...tips to help you protect yourself.

It's national safety week so here are some highlighted tips to help you be and keep safe in todays environment.

1. Put a stick in all slider doors at night and when you are away from the home.

2.Make sure all locks on all windows and doors are functioning and in the locked position.

3.Call your credit card company and ask for a fraud alert to be placed on your card(s). This way no scammer can open credit in YOUR name without the company calling you first!

4.Make sure all your deadbolts on your doors have at least a 1" mechanism.

5.Keep all lights up to date and keep an outside light on at night -don't have any burnt out lights on the the outside of the home especially! Intruders usually pick the darkest of homes first.

6.Never give out your credit card info or any personal info to ANYONE over the phone or respond to any email asking you to do such. The common one's on the internet are from pay pal/amazon/banks etc asking you to click on a link as your account has been compromised etc...The only way your account can be compromised is if you let it be BY CLICKING ON THE LINK AND DOING WHAT THEY ASK!! Don't fall for it... 

7. In this day and age one needs to be thinking of these things and not be paranoid but also not be a target either!

But the guy promised me......Seach engine positioning gold...or snake oil??

A friend of mine that I used to work with called me to ask my opinion of a company that called him and guaranteed him certain things when it comes to placement on the internet. I am glad he called as there are many agents that don't quite know the internet and the in's and outs. I don't know everything let me tell you and if someone tells you that they do run fast...very fast. It seems this nice man...a hell of a sales man to put it bluntly called him with a "Deal". Anytime I hear those words my hair on the back of my neck stands up. It seems this man promised him a top 10 position on all the major's ....Google/MSN etc. Well now...that sounds good on the surface but a top ten is only ok in the positioning world. Really what counts is to be in the top 3 of the organic or you really don't exist.

In my opinion he is better off blogging...yes I sent him a link to AR. Content is still king folks....That reminds me I have to go add some right now!!

What to see what Redding California is all about?

Hello here are some pictures from around the area to get you an idea of what this area has to offer. If you like the outdoors, the mountain, the water, the proximity to skiing then this might be a great area for you. Did you know that you can go skiing in less than an hour and half? You can stay at a little vacation rental in the quaint town of McCloud and then go to the ski park for a great day.

 

Redding is coming along...it now has a Macy's...ok ok that's old news but I have some content to fill here ok...A TRADER JOES is coming and there are others eying this area. Once the big boys come in then many other retailers follow suit.

If you are needing a great photographer in Palo Cedro Ca contact Lowell Martinson. He is on the main drag just up from the shopping center. He donates his time every year or has his son who is equally talented! to the christmas photo at the bank. It is a free service for all the kids at the Christmas event in the shopping center. Anyone that donates his time like that is ok in my book!

Lowell has done some incredible work including magazine covers and some top photography for some VIP's not to mention he did an EXCELLENT job on my personal photos!

The Honeybee festival a success once again in Palo Cedro

Well another year another honeybee festival down...my son loved this year's festivities.He loved the horse pulled wagon ride the most I think..Thanks guys (home ever donated that part). The bounce houses were also a hit with the kids.The food was good as always but the lemonade was really weak this year.The man with the live bee beard was a hit with most people...I heard a couple gasps from the crowd.

 Next up in Palo Cedro is the yearly Christmas extravaganza. Don't miss it...and bring something warm to wear!! It's usually windy and cold but very fun!

What's a short sale?

If you have been around real estate for any length of time these words have come up in conversation somewhere. Right now we are hearing the term short sale weekly if not daily as the volume of people not being able to make their payments on their homes is increasing. Some people went with options ARMS, others had a first and a second on their homes. The stories are plentiful and sad. There are some that took out a new loan for that new truck and bass boat and others that took vacations etc with their equity. The hardest part about talking to sellers in these situations is that they want the buyer to step up and pay what is owed on their homes even if they are not worth it! I had one man say hey I need $350k for my home! I asked how he arrived at that number as my analysis showed about $310-315k. He said listen son I bought a new pickup with my second and I need that amount to get out from under this home! Wow...ok then I had to talk to him about reality a bit and he really didn't want to hear it so he listed with someone else and after about 7 months of not selling the home went to foreclosure.

A short sale is when the lender is willing to take less than what is owed on the property to get rid of the loan instead of going all the way through the process and to foreclosure.Banks don't want to own real estate. They really don't want to be in the real estate business! I heard of one recent home in a good area that the lender took around $280k even though it was owed $390k!! Wow not that's a nice discount...Good Job Jason!! 

Short sales can be tricky and time consuming and frustrating for both buyer and sellers. The key to making it work is the minute that you get your notice of default in the mail it's time to contact an expert Realtor that can help you negotiate with the bank and get them to take less that what is owed to get your home sold. In this market it is imperative that you have the best priced home in the best condition or you don't stand a chance.

Don't wait until the last minute as many have the time to start the process is now if you are behind on your payments and you know that there is NO way that you will be able to make up the back payments etc.

Interest rates should start down soon....

Well there is some very good news on the streets...interest rates should start down soon! I just talked with a very knowledgeable lender that mentioned the prime was heading down and that interest is going to go down soon! That is very good news for anyone that has been thinking of purchasing but is waiting for prices to go down or interest to go down so there payments can be reasonable...(Define reasonable).

Here is a good example of a home that with a lowering of the interest rate from 6.5% to say 6% you would be saving some really good money on the monthly payment.

For those that think they want to tackle a foreclosure or an REO let me know... I am always up to helping!

We should see some more foreclosures hitting the market soon as there is a very large number of loans out there that will be adjusting in the next 6-24 months. The weather is hot and so are the deals here in Shasta County...

I just came across a real deal that won't last long! It is almost 1100 sq.ft of home that needs minor repairs for only $133,000. Wow I can't remember when the last time a home came along with what this one offers for that price!! Foreclosures in the redding California area are heading up just like many other areas in the country. With the fancy financing that was happening the last 2-3 years I think we are going to see many more foreclosures in the coming months.
