How to sell a home in 72 hours or less...

The market is showing signs of live again in certain price ranges. I just listed a property and had an offer on it in 72 hours.The Sellers are very happy and the buyer got a steal...everyone wins!

How did this happen so Quickly you ask? Well when you price your property Correctly and put it out to ALL the agents and on the Internet it sells.....When you show a VALUE in this market a funny thing happens...you get an offer or two!

In the case of REO's the ones that are priced sharp sell quickly and with multiple offers usually.

So in review....to sell quickly and for top dollar set the price just below the market...Below you ask?? That's leaving money on the table!! Is that what you were thinking? Well it works this way...if you price at the market level you are already behind the ball when we are in a declining market (such as now). When you price ahead of the market you stop the ball rolling down the hill and SELL while the sit...and then they have come down, and down and down and end up taking Much less later....

Don't listen to me about its a great time to buy...listen to Forbes!

Forbes has an interesting article that basically says in a nut shell there are some deals out there and now is a great time to buy...There...that's the short of it....the facts are the facts...if you find a  home that you love and you can afford it AND get financing on it (that's a big one now days) then go for it...

If you are afraid of paying too much then make your offer lower and compensate for that decrease that you think may happen.

If you think that real estate may go down another 5-10% before we bottom then write your offer fo 5-10% below...you may even get it....unless it is an REO and there are 10 offers on it...like so many these days! Then you had better be ABOVE the list price if you want a Chance to get invited to the "Highest and best offer party"...not everyone is...only the highest and best out of the 10-20 offers...

You might be thinking right now-what? is he crazy saying there are some homes out there in our area that are having 10-20 offers on them??? Yes...the answer is yes there are....there are many REO's that have Multiple offers on them...it's not uncommon...in fact I have personally been involved in Many that have had anywhere from 5-28 offers on them!! Yes that is 28....28 offers on one home in THIS market...

Don't forget it is NOT a buyers Market in the under $200k range...unless it is a Dump!! Its actually a SELLERS market on properties that are under $200k...priced right and in great shape....

Confessions of a Kettle Corn Junkie...

It's true...I have a thing for Kettle corn...you know the sweet popcorn that they sell...my favorite is Pop Weaver..it seems to be the freshest...the best! I have been trying to get myself weaned off the chocolate and the candy bars so when I found out I can eat the WHOLE bag of kettle corn for less calories than a candy bar...well let me tell you...it's been a real treat!

When I was in my 20's everyone said "You just wait,with how much you eat if you continue you will be 300 lbs by the time you are 28 or so...Well it didn't happen...in fact it was only when I was in my mid 30's I guess that I had to start "Watching it" if you know what I mean...

So finding out that you can eat the Whole bowl of popcorn and not gain an once...well now...that's something to get excited about! I used to make fun of my Grandma when she would start talking about food...and now look at me....hands covered in grease....popcorn all over the place.....my goodness!

Another great find is this Straw bale home I have listed....What does that have to do with popcorn you ask? Nothing! But it is a great find also....1740 sq.ft with 10 acres that is fenced and cross fenced.Its priced at $342k but any reasonable offers will be looked at! Heck I will even throw in a years supply of popcorn if you buy it!! How sweet is that??

Mt Shasta -the Mountain of Wonder....
