Secrets to a great looking lawn...

Spring is upon us and it's time to hit that lawn with fertilizer BEFORE it gets too warm! This is the time of year to use a good week and feed on your lawn.Follow with a good watering and don't use TOO much fertilizer or it may burn your lawn if it doesn't get enough water!

Use a good lawnmower to cut your grass and make sure that the blades are SHARP. You know if they are not sharp because you can see some white at the blade ends if they are not sharp...it is tearing the grass blade and hence the white frayed end instead of a nice clean cut.

Water ONLY in the early morning. If you live in the HOT country you can do a second watering in the early afternoon but NEVER water at night. Watering at night can lead to fungus in the lawn.Fungus can trick you to think that the lawn looks like it needs more water (because it turns color) and what you most people do? Yes that's right they water MORE when they should water less and at the right times.

If you mulch your grass...which you should instead of bag,make sure that you go over the lawn plenty of times to cut the grass clippings as small as possible.Mulching give the grass free green fertilizer to grow with.

Don't water too much as this only wastes water.

There are many alternative to chemical fertilizer out there if you want to go "Green" and help your grass and the environment.

Spring approaches and inventory and buyers increase...

Spring is upon us now with the inventory of active available homes increasing weekly.There appears to be more buyers in the market place with some investors jumping in again on the "Deals". A recent example of a great deal was a little duplex that came out at $183k and change with a $1500 month income...It is expected to sell for over full price with 2 offers in and possibly more coming! 

When the deals start happening every week I think we will see MORE investors coming back into the market place. The bottom may be a little ways out but one thing is for sure...when a deal come along there is plenty of activity!!

Let's make EVERYDAY an Earth day......

With Earth Day here now we all hear a blurb about it in the local newspaper or on TV etc but what do most people do the other 364 days out of the year? It's what you do when no one is looking that counts they say.

Green building is projected to become HUGE into the future.McGraw-Hill Construction Analytics, the value of green building construction starts will grow from $12 billion in 2008 to $60 billion in 2010.Wow that's quite an increase.

Green will be mainstream someday. It is heading the right way that is for sure but we still have a way to go to educate the normal consumer on the street.

The days of being green meaning living in a Dome home are over...now it's NO or low VOC paints with bamboo counters and floors,recycled denim in the walls for insulation,new lighting,solar and a whole lot more!

Seller's typically do better pricing property sharp in the begining....

It's a buyers market...that there is really no arguing about.But what if you are a seller right now? What should you do to promote your property and how should you price your home? These are important questions.Questions that could end up costing you thousands upon thousands of dollars...Do I have your attention yet?

The typical home seller wants top dollar for their home...after all it is Their home...right? The typical seller wants top dollar even though Their home needs a little work...they rationalize this as the buyers can paint it what ever color they want or they can get their own carpet or do their own landscaping!

What some sellers don't realize right now is that the market is still going DOWN and not up...That's down for all the FSBO's out there...Yes the word starts with a D.

Properly pricing one's home whether with an agent or as a FSBO is Critical in this market....Critical...With a "C".

Let's take a look at one example and I won't use any names.Mr and Mrs Smith had me over to talk about pricing their home for sale. I mentioned the above and they weren't too interested they had come to price point that THEY had in mind with some RESEARCH and really didn't want to hear any other numbers.I mentioned again that the market was going DOWN to which I heard about all the features of their home and how it was better than all the rest out there for sale...after all it was THEIR home.My suggestions was to price ahead of the market...as things are going down you want to be the home that sells FIRST...while the others in the area,sit...and sit they will if they are OVER priced! They didn't really like this idea because they felt it would be giving THEIR incredible property away...and they didn't even want to think about that. In fact I got another 2 minute speech on the new roof and they new air conditioning unit etc...AT this point I really didn't even want to tell them that those things BUYERS expect to be in good condition!

I suggested a price of $499k...They insisted on $525k.....I marketed the home and yes we had to reduce the price numerous times and it expired....Another agent was hired because "They" could do the job I was told...They ended up taking $459k.....

What's the moral of this true but sad story? PRICE RIGHT FROM THE START AND YOU WON'T HAVE THE STRESS AND END UP TAKING A LOT LESS IN THE FUTURE!!

Realtor's are professionals that know the market...In fact most of us study the market on a daily basis...It's our career so we should!

Take the advise of your Realtor!! They want to SELL your home...even though at the time it may seem like they want you to give your home away...There is a reason they come up with the price they do...that's to SELL it...in this market I can't imagine anyone not wanting to use a Realtor...and end up taking less in the end...

Famous Kool April Nites Car show hits Redding this weekend....

The car show is here again and thousands are expected to enjoy the hot rods from all over the western united states.The event is held each year at the Redding Convention center grounds off of Auditorium drive in Central Redding.Find parking elsewhere though as there is NO parking at the event!! Plan ahead and find a place to park or park and hike as I call it...The weather should be good and not TOO hot as this weekend is usually cooler and sometimes cloudy.

 18th-20th April 2008

If you love hot Rod's then be sure to not miss this event!

This Redding energy effiecient community is a best kept secret!

I just got finished touring Redding's Best energy effiecient community. What a great experience! These homes feature amenities that are usually found in higher end custom homes.These homes have qualified with the city of Redding as Earth Advantage.They also have achieved the near Zero Energy home designation (ZEN) designation.They also have earned the Comfort Wise Certification.

These new homes cut the average utility bill in half.So in other words if you are usually paying $200 a month in electric bills to keep your home cool then you will be paying half or less in this new community!

Video and the internet....

It seems that there are ton's of different options when it comes to putting videos on the internet.Realtor's can use video to bring some life to otherwise boring still pictures.One thing is for sure... no one likes to look at a video that is shaking ALL over the place...Actually makes the viewer sick if it is like some I have seen. If you are going to jump into video do it right.Get the right equipment and take some lessons if you have never done it before.Most people learn as they go so don't expect your first couple videos to be like a feature film!! Strawbale homes and tax rebates?

There appears to be a tax rebate for those that purchase straw to build their homes with. It's not much but hey, every little bit helps right? Different states have different rebate amounts. Strawbale construction is one of the best available for dampening noise (home built by freeway etc) insulation factor (many time the R Value of a traditional 2x6 wall) . There are many resources out there for gathering information and getting started on this exciting alternative building practice. CNET features another Algae to oil company that hopes to make a difference...

This story from CNET shares what could be, what can be and hopefully what will be in a large scale. Big oil has their eyes on this process and if there weren't so many of these bio tech companies popping up I be BIG oil would be trying to buy them all up!! Remember the 100 mph carburetor back about 25 years ago? NO? That's because a big oil company swooped in and purchased it from the inventor before it ever go any press or gained momentum!

Eco Bio Diesel from Algae

Solazyme unveils new way to make bio diesel from Algae.Micro algae takes a 150 million year process and reduces this to about 3 days! A green barrel of oil in 3 days...It is environmentally friendly.They feed sugar to the algae instead of giving them sunlight and thus speeds the process up.

Solar Diesel may be the way of the future...vegetation to fuel...cleaning burning and just BETTER.

Spring is here and we are seeing more activity in the Redding Ca Market...

The grass is green and the buyers are starting to come out in more force! We are still seeing many opportunities in the REO and Foreclosure markets if one is so inclined.We are seeing also multiple offers in the lowest priced market the under $225k arena.

We have some TREMENDOUS OPPORTUNITIES in area's like Lake California where 40-50% of the homes on the market are either short sales or Foreclosures! If you don't mind the 30 drive into Redding this is a bargain shoppers paradise right now!

Toyota working hard to get plug in ready for the 2009 model launch...

Leave it to Toyota to be a leader once again. They are working on bringing the new plug in hybrid to market for the next year 2009 models.Testing has been going on for a year now and they hope to have it ready to go soon!

Wow..,,sign me up. I almost bought a Prius recently but am glad that I waited now!!

Southern California Edison steps up to the Solar Plate...

 

 Wow the wave has started and is growing very large...Great Job SCE!!

 Southern California Edison (SCE) today launched the nation’s largest solar cell installation, a project that will place 250 megawatts of advanced photovoltaic generating technology on 65 million square feet of roofs of Southern California commercial buildings – enough power to serve approximately 162,000 homes.

Looks like they are leading the way in California with solar! Hey PG&E what are you guys going to do??? Let's have some friendly competition shall we to see who will install more Solar in the next 3-5 years!!

PG&E inks deal with Brightsource...

Brightsource a solar power company recently signed a deal with PG&E to supply Pg&E with 900 megawatts of solar energy.That's enough energy to supply about 500,000 homes in PG&E's client base! The move makes it obvious that companies like PG&E are looking to solar to supply their "Green" needs.

Brightsource will have to build new plants to meet the demand. The Mojave Desert will be sprouting new panels soon! Brightsource uses Solar Thermal technology which features large fields of mirrors to concentrate the sun's energy to a single point.With that focused energy they usually use a boiler that turns turbines to make the electic.

Brightsource using this type of technology, can produce power much cheaper than other companies in the solar business.

Brightsource is based in Oakland Cal.

Want to purchase the hottest thing in Solar yet? Too bad...there backed up with orders for a year!!

One of the hottest trends in Solar right now "Thin film" is making some people who want to purchase see RED. It seems the demand for thin film product right now FAR exceeds the supply and it might be up to a YEAR for them to catch up!! Wow talk about demand...The product produced by a company called Nanosolar is a very exciting product that stands to change the way people look at solar for EVER.

Nanosolar has a huge plant in Germany that is running full steam ahead and now has a plant in San Jose California.

Things look bright...very bright with this new product. Expect to see it being installed within 2 years in our area if they can keep up with demand!

Nanosolar is leading the way in the "Third Wave" of solar development and is not looking back.

Shortsales in Redding California on the rise....

Available MLS listed shorts today = 101 ranging in price from  $108,000  to  $579,000    If you have the patience and stomach for a short sale and are NOT in a hurry there are some bargains out there to choose from. Short sales can be time consuming and are known to make your stress level RISE if you are a type A personality...If you are not a type A then they may be for you...or you have a good stash of Rolaids!

We are seeing the regular inventory hover around 1680 homes active available after climbing up to over 1700 for a short time.Traditionally in the spring time there are more homes that hit the market but the inventory has not risen substantially signaling a slight  recovery. The lower price ranges are active in the under $250k range with plenty of buyer activity on homes that are PRICED RIGHT.

The homes that are overpriced continue to sit and the sellers that are not getting any showings or offers should take note!!

There is a reason sellers of some properties are not having ANY showings...YOUR PRICE IS TOO HIGH!!!

Buyers want value more than ever before and are very aware of where the market is and where it may be heading for the next 6-12 months.

Sellers....do yourselves a favor if you have not had ANY showings....LOWER YOUR PRICES!!! If you truly want to sell that is...Buyers...hang tight and call for the deals that exist now!

Why it might be better for investors to purchase during the short sale phase of foreclosure

Well I must say that I am a little shocked to find out that it costs the lender SOOO much to foreclose on a property.What am I talking about? Well when a lender starts the foreclosure process on a homeowner that has failed to make their payments the costs start accumulating for the lender. In a recent example with Countrywide we find that the lender incurred total sale expenses of $52,100 on a home with an approx value of $425k on the Westside of Redding.

So the point is this...if you purchase directly from the Lender in the BEGINING of the foreclosure process you stand to save money in the sense that the lender has not had to pay out ALL the expenses...yet...as more time goes by the expenses start accumulating to the point that the lender just doesn't want to talk "Short Sale" when they can take it to the Trustee's Sale and get back their money...That is assuming that they have the first of course!

Find them fast and find them early...that's the tip for the day.....

There is much less competition in the short sale purchase as many Realtor's don't like to do short sales because they are SO time consuming and sometimes don't work out (stubborn lender, or Stubborn Second holder etc).

Many times it is the second note holder that screws everything up....You would think that they would want take a couple thousand rather than ZERO AT THE SALE, but you would be surprised how many don't want to work with Realtor's who try and get them something....it's amazing!!
