How to get Sellers to price properly...

I had a listing I took about three months ago.The seller wanted to list at $179,000...I knew the home wasn't even close to that in the current market that we are having.I could see there was no way that I was going to get the listing unless we agreed on the price.

We all know that in the current climate if you don't price your home properly you don't stand a chance.Gone are the days of take any listing at any price and they would always sell sooner or later!

I told the seller that if we got the home appraised that I would be happy to list it the home at the appraised price.She said well we are NOT going to pay for that we want $179k.....I said "well I will make you a deal...If you pay for the appraisal up front I will reimburse you when the home closes at the close of escrow so you are not out a DIME-fair enough"?

She thought about it for about 10 seconds and said reluctantly -OK! Thank God....the appraisal came back 4 days later. It came in at $150k....Her jaw just about hit the floor....She said I had no idea...She even tried to question the appraiser...Whom has been in the business 20 years! I mentioned that he has appraised over 5000 homes in his career and has never had one shot down....She then realized that indeed her emotions and the reality of the market were very different.

We listed at $150k. I just put it into escrow at $150k....she is very happy!! So am I....It took about 3 months to get an offer on the place...less than the average marketing time!

Get an appraisal if there is any doubt....

If your sellers refuse to list at the appraised price or lower...let someone else spend their money on the advertising and approach them again when it EXPIRES!

We all get energized by different things in life.I just got back from our annual Mega Agent Camp in Austin Texas.Wow...what an experience! One thing I can say about Gary Keller is that not only is he an incredible guy who is extremely gifted and brilliant with real estate.Gary gets it on a VERY high level.

Each year the Mega Camp has guest speakers to help inspire the agents and to get them to understand things on a higher level.This year was no different.

The guest speakers this year were Gilbert Tuhabonye and Mark Zupan.Both were great and shared their own personal stories.

Gilbert Tuhabonye lived in the country of Songa in Burundi.Gilbert's story was pretty exceptional in that it is truly amazing what one can do in life and how one can over come all obstacles.Life has a way of throwing things at you and making you step up so to say.

Gilbert loved to run...he was running at a young age. He lived in a country that is much different than ours.The president there was taken out and the other tribes were out for blood...quite literally.They came to his school and killed all the kids in his class/school.Gilbert was the only one that survived.He was in a school buried under the dead bodies of his classmates when the opposing tribe burned the school house with Gilbert in it!!

He realized that he had to get out or he would be burned alive! He managed to get out with injuries and all or his life was over. He used the bone of one of his classmates to break a window out and managed to get out of the burning school.The warriors were after him to kill him and he ran as fast as he could.He managed to get way with burns and injuries and saved his life.

Gilbert made it to the USA. He is now running the Gazelle Foundation and helping others to reach their full potential in the running world.People come from all over to train with him.

It shows you the determination of the human spirit when met with incredible circumstances!

The other Guest speaker was Mark Zupan...Mark was great also...Marks story was a little different. Mark was in an automobile accident and lost the use of his legs.He was drinking and thought he was doing the right thing by getting into the back of his friends truck.His friend was drunk also and crashed the truck throwing Mark sailing into the air and into a drainage ditch full of water.His mouth and eyes were the only thing that were above the waterline.When he went to move he couldn't. He realized he had a PROBLEM.

Mark had to learn life in his new role as a paraplegic.He overcame his injury to become a star in the wheel chair sports arena.With a fiercely competitive spirit he excels in his new ventures! He was going to Bejing China to compete after the Mega Agent Camp!!

I can relate to these two guys on many levels as I have had some difficult experiences in life also.While they were not as extreme they were life changing.

I had a daughter that was born about 14 years ago pre- maturely.She was an incredible little spirit.She was born with what the doctors said was a 1-250,000/500,000 chance of having this problem.She had what is called brain stem failure.It started out that she couldn't swallow at all and had to be suctioned every 10 minutes or so.She then lost her hearing and with time her sight.She lived less than 3 months but showed me the INCREDIBLE POWER OF LOVE.She also taught me that unconditional love and God are the highest powers.

We went up to the hospital daily and spent almost every day with her. I only got to hold her 2-3 times as she was on life support equipment and had to be suctioned etc.

Tara died in my arms in the hospital on my Birthday.......She will never be forgotten.

I got divorced soon after Tara died and stayed single for many years afterward.

I then met my second wife and we got married.We had a son Ryan that was also born premature.While Ryan was in the hospital in ICU I found out I had Cancer...I started treatment on my cancer and went to the hospital to see my son.I did chemo and radiation and was giving an 80% chance. I am happy to say that I am still in remission and look forward to continuing to be cancer free and watch my son grow up!!

Live will bring you some incredible challenges...it's how you handle them that counts and what you do in the face of adversity that means making it or not.

Most people won't face life or death situations or such challenging things as losing the use of your legs etc

but we can learn from those that have...never give up....

There are many options when discussing a loan modification with your lender here are some options...

Its good to see that the lenders out there are working diligently on trying to help people keep their homes! Here are some options you have when talking to your lender.Your lender may offer other options to you if you need to modify your current loan to a conventional loan.

1.Freeze the interest rate to the initial/Start rate.

2.Freeze the interest rate to the initial or start rate for 5 years or more.

3.Reduce the interest rate to at or below the start rate.

4.Reduce the interest rate to below the initial start rate.

5.Extend the terms of the loan.

6.Reduce the principle balance.

7.Put together a forebearance plan.

 

Keep in mind that the lenders are supposed to be working with you-per law but they are not going to offer up the kitchen sink on the first call. Negotiating is the hard part here if you are behind in your payments.

You may feel that you have to take the first offer the bank suggests to you but knowing your options gives you real power in the negotiating process!

Contact the lenders immediately if you fall behind and tell them your situation..explain in detail why you can't make the payments.They will look at different scenarios differently according the the facts that you tell them.

If you took out a second and bought a new Mercedes...well they won't be too excited about doing any negotiating!

If you lost your job and your child has cancer...they will talk with you and work something out if they can...

The main point here is to contact the lender and discuss with them where you are at!!

Doing nothing is a choice also...everything is a choice....

Choose to communicate!

I know it is stressful but you must...

Do it now!

Lowe's has a great program for Realtor's to give to their clients....

I am a big fan of Lowe's home improvment store.Not only is there someone in the store to help you when you need it....(hard to find these days) but they have a great program for Realtors across the country.

The program is called Lowe's Realtor Benefits...the way it works is you can sign your clients up to get coupon offers such as 10% off etc.Also they give you 5% off when you purchase a gift card for your clients!

I don't know too many people that wouldn't love a gift card to fix up the home that they just purchased!

Grease is the word...remember John Travolta in the movie grease? Another Redding Ca Commercial project down the drain..financing is almost impossible...

Redding California Commercial project shot down due to lack of available financing.It something out of a Realtor's nightmare...mine to be exact! With financing getting harder and harder to come by in the Commercial arena Commercial projects may slow down even more.

I talked with one of Redding's premiere Commercial agents today and he informed me that the lenders are now asking for "personal" guarantees on most all Commercial loans!

I can understand why there are not many calls on Commercial now!! If you can't finance it and the seller won't carry and subordinate then there won't be too many property going up anytime soon!

The other agent also mentioned that the lenders are wanting 75-80% pre leased deals prior to even considering financing a project...along with that personal guarantee and you can see we have a recipe for disaster brewing here.

Trader Joe's to open in Redding Ca sometime in Feb 2009

There is talk on the street that Trader Joe's has pushed back their opening here in Redding until early spring.That makes sense as there was probably no reason to open after or near the holidays without holiday merchandise!

You see in retail, holiday items, are usually purchased 4-6 months ahead of time...called lead time.Can you imagine ordering a store load of merchandise only to have the store open AFTER the holidays....They took the safe bet and postponed what may have been an iffy opening any sooner.

The Redding store of Trader Joe's should do well as I have heard many people talking about their trips down to Chico to go to TJ's!! Now that's some loyalty! To drive 75 miles to get the TJ experience...Yes the Redding store should do very well...

I am a little perplexed though on the location...it seems that the usual protocol for Trader Joe's is to go in obscure out of the way places that are not on the main drag...the theory behind this is that TJ's has such a name and following that people will find them WHERE EVER they are or go in!

Another benefit of going into off the wall location is the price...of course right now anyone can find a deal on commercial space for lease!!

McConnell Foundation to build Reddings first LEED Certified School in 2010

The McConnell Foundation located in Redding California has plans to build the areas first and hopefully not last "Green"School. The school slated to open in late 2010 will be LEED certified and feature a host of environmentally friendly features.

The school will be leased to Redding School of the Arts and will be approx 52,000 sq.ft of green space.It will be a two story designed with classrooms,art rooms and music rooms.It will house approximately 400 students and about 60 employees.

A key feature will be an outdoor assembly area containging 490 seats and offering things such as an enclosed dance and drama rooms for various performances.

I have to say I am very impressed that the McCdonnell Foundation is doing this. Not only is this a step in the right direction but it is obvious to me that there are many people in the Foundation if not all that understand that GREEN is the future...not a fad but the way everything should  be built in the future.

The McConnell Foundation is a Philantrhopic organization that donates to many local and out of the area causes that is believes deserve help.Some of the many projects that the McConnell Foundation helped out on were the Sundial Bridge in Redding and many other note worthy projects.

Great Job to all those that made this Happen!!

Careful which links you click...Myspace and Facebook hit with Social Virus...

An agent here in my office just had some of his hard drive wiped out by a virus.He clicked on a link from a known friend...only it was loaded with a worm.Now he is a very smart guy...that I will tell you so if HE got stung by a worm/virus...it certainly can happen to ANYONE!

Having your computer up to date with the latest Anti Virus software and a good firewall are a good start but remembering that many virus are attached to emails is a good thing. These Malware are designed to immediately execute when you click on the link in the email.

The problem is that many people out there think that by having some anti virus software like McAfee or Norton will protect them from everything!! This is only a start and it can not be over emphasized to watch what you click on and what you open..if in doubt don't open it....

Virus writers have long known that utilizing a social platform can lead to great results but they are certainly getting better at their devilish craft!!

Imagine for a moment if all these guys writing these worms and virus's actually programmed some beneficial software or educational software etc...I know only wishful thinking!

Here to a worm free and virus free afternoon!!

Some free solutions that you may want to consider-

AVG-Grisoft....its free for home use.

Norton Internet Security..it's a paid solution but a good one.

Did Donald Trump buy one of California's largest short sales to date?

I just read where Donald Trump is purchasing Ed McMahon's home from Countrywide to save it from foreclosure.Foreclosure has hit not only regular everyday people, but stars as well.

There is no doubt that Trump will NOT be paying the full note amount and will be looking for a discount. I believe Trump when he says that he is doing because "helping would be an honor". But I would be shocked if he doesn't negotiate the note down with Countrywide.

Only time will tell if this was purely an act of generousity or an act of generocity with some PR and some serious business behind it...after all California Real Estate has always been a good investment for the LONG haul....

Can you imagine trying to do a short sale with Mr Trump on the other side of the table?? I feel sorry for that LOSS Mitigator!!

I wonder if he throws in a copy of his latest book for the Loss Mitigator that finalizes the deal??

What do you think Will Donald pay full boat for ED's home??

Make every minute count!

How quickly they grow up....my son started Kindergarden today. It was a fun morning full of all the usual special moments and stress for him I am guessing. It really don't remember my first day of Kinder but then who does.

It started this morning with not wanting to get up...I finally got him out of bed but not without protest.

Then all the way to his school (which is a 15 minute drive ) I heard...come on come on...get out of the way...you slow poke...don't ya know I got school  this morning!!

Then followed by..."Daddy how come you are speeding!"...umm well Son I wanted to get you to school on time...ya but you don't want a ticket!!  How old are you I am thinking as I am driving...

Come on get out of the way...your driving like an old lady!...Ryan...that is disrespectful! I know Daddy but she really was driving like an old lady!!

Daddy how come you are speeding AGAIN.,,,,

Well you get the point here....it seems just like yesterday that he was in diapers....

Enjoy each minute...for they pass very quickly!!

Redding California Real Estate...plenty of activity in the lower price ranges!

Who says it is a Buyers market in ALL price ranges! Yes it is a buyers market over all but there are some buyers that are not believing their agents when the agents says "Well the home is still available...but it has 3 offers on it!".

There was one home about 4-5 weeks ago that was priced below the market and it had 28+ offers on it!!

I hadn't experienced that kind of activity since the good old days of about 3 years ago!

As with any property...if it is priced RIGHT and marketed it WILL sell eventually...There are still some buyers out there!! And if you consider the above property with 28 offers obviously quite a few!

They all want the same thing...A DEAL,,,but then don't WE ALL?

Glenn Beck Slams all Realtors across the UNITED STATES......With one small statement!

Glenn Beck...you either love him or hate him.There's no doubt he pushes the buttons of many in America.I just read a blog and looked at a you tube video of one of his shows where he gives a somewhat funny summation on what the former chief economist of NAR was quoted as saying many times and then compared it to what actually happened.

It is pretty easy to sit behind a desk and throw out opinions but to actually be in the trenches is quite different.If people ACTUALLY listened to Glenns advice there would be many more FSBO's out there! Is that a bad thing? Well it depends...if the people selling themselves know how to do all the paperwork and negotiate like a pro then no,its not that bad of a deal.If on the other hand the sellers don't know exactly what to do or what paperwork/disclosures to use then my advice...hire a professional.

If you heed Becks advice you are better off not listening to Realtor's.Well Mr. Beck, and I use that loosely,whom may I ask do YOU go to for legal advice? Or do you do your own contracts (highly unlikely).Mr Beck do you perform your own surgery if you have a problem with something that needs removed?

You see its really easy to point fingers and make fun of what others have said and done....that's the easy part...hiding behind the Television giving out advice to not listen to someone that makes a living in sales.Give me a break!

I remember just a couple months ago a FSBO was selling her home. I wrote an offer on it and they didn't take it. She said she could handle everything and didn't need a Realtor! Well I checked out her own website..on it was a link that went to disclosure forms from another state in the USA.She also has on her website,"we don't need Realtors! we can just go to the title company, they protect you anyway!".

You see Mr Beck...this is what happens when people take advice like you offer!! Yeah great advice...who needs Realtors....not everyone...BUT then MANY! I am not even going to get into the items in her home that I noted that she wasn't going to mention to the new buyers!! Like the addition done without permits or the...well you get the point....(I hope she disclosed everything!! and on the right forms....) Some good advice...if you are deathly sick go to a doctor...if you need a root canal go to a dentist...AND if you need some help with real estate TALK TO A REAL ESTATE PROFESSIONAL... Or just talk to Glenn Beck...he seems to know it ALL!

Several large Real Estate Franchises and Property ID agree to settlement...

Apparantly there were some California Brokers that were trying to add to the bottom line...It's always sad to hear when people or agencies/Franchise or not make poor choices.There's an old saying that "IF you always look out for the best interest of your clients that everything will be fine".

I try to live by this advice and hearing that this settlement may have affected some locally is sad.

If you did have a Property ID report done and had to pay for it as a seller you may be entitled to a refund.

One thing is for sure being at Keller Williams Realty...I never heard about any of this and was never told to use any particular company for anything..At Keller Williams we each have our own business within the company.We are free to make our own choices...Thank God!!

I also see that Keller Williams Realty was not mentioned in the article...that part doesn't surprise me in the least!

Why Sellers need good Realtors even more now than only a couple years ago....

Two or three years ago the market was blazing hot.A person put up a sign in the front yard and had two or three offers in a week or two.Times have changed and Sellers need Realtor's even more now than in the past.

Why you ask? Well here is an example... a local property expired a year ago...now the market was better a year ago than it is currently, but the owner decided to "Sell the property themselves" here recently, to Hxxx with those Realtors...right? Well guess what the property is currently listed at?? Only a MILLION MORE than it was listed with an agent-a year ago!

Wow...if this works I want to contact the owners and negotiate a book deal with them!!! I am ALWAYS interested in learning what is working!!

I am curious what makes a Seller think that their property is worth a MILLION dollars more in a declining market!! mmmm. If you know the (correct) answer please contact me....IMMEDIATELY.

You see, in this market, only the true Sellers should even consider selling...I can pretty much gurantee you the results of overpricing your home currently....I see it every week...the effects of overpricing...They call them collectibles,,,not listings.

If your home is STILL available guess what?? IT'S OVERPRICED....IF IT IS NOT IN ESCROW IT IS OVERPRICED...any home not just yours...

You see a "Willing and able buyer" is what determines the price...not a seller or Realtor....sure you have to start somewhere...and I hope it's the right price....or you will take less later...that is IF you truly WANT to sell....

Starting at the right price with the right marketing plan will net you the most and get your property actually SOLD...not just listed...That is what you want as a Seller right? If you answered no there are PLENTY of great agents that are still left that will love to only list your home...

When you need surgery do you ask your husband or wife to get the alcohol out and a sharp knife? Didn't think so...

Call a Professional Realtor today...you will be glad you did....

Call me only if you want to know where your home or property is in relation to the market and want to hear some real numbers...not numbers that you have to have...
