In the midst of this current crisis that we have lets stay focused and not get caught up in the hype as investors. First off there are more deals now than in the past 15 years in Redding California area real estate. I am sure it that way almost everywhere.

Lets get some things clear right now...being PRE-APPROVED right now or in a CASH position is like puchasing gold a year ago....It RULES!

So with that in mind if you are in the market to pick up a deal or two then make sure you have the financing ALL worked out! I have seen more than one deal fall to the wayside recently from financing that was here today and POOF gone tomorrow...similar to lenders and banks right now I guess!

There are some tremendous DEALS right now...I have noticed that INVESTORS are getting into the Redding market again...I am guessing it is mostly local investors that have smelt a little blood in the water but I believe that out of the area investors will be entering our market here shortly...

My goodness where in the Bay Area or in San Diego can you pick up a rental home for $159k that is very livable and that would rent for $1100-1200??? YOU CAN'T...and you that is the reason for the multiple offers we are seeing EVERYDAY right now on REO's!!

The banks don't want these homes...they are unloading them and if you are in a position to pickup up one it may very well benefit you to do it now instead of later...The reason is simple...once it is declared that we have hit the bottom by the news/papers etc then you will be competing with tons of other investors not just a hand ful on each home!!

It won't be long before the prices on these little 3/2's are in the high 100's and low 200's again!!

Once the market does change...and it will...it's a matter of when and not if...then BAM...the prices will kick up again and the days of the 3/2 for $159k are LONG over!

Let me know if you want a deal and want to start positioning youself to pick up the best deals now and then be in a great position down the road...AFTER all think about this-

Take a home...ANY home out there and see what the price of it was 20-25 years ago...is the price now currently higher or lower than that??? Yes that is right higher...and it always will be....Real estate is up and down....But it NEVER goes back to where it was 20-30 years ago!!!

The count today is 924 for the total properties that are either-bank owned/pre foreclosure/auction.

There are many opportunities for savvy investors right now. Knowing which home would be the best fit for your investing objective is critical.

Pick the wrong home in the wrong area and you can lose money!

Attending the Trustee's sale isn't for everyone at you must have CASH or Cashiers checks on the spot.

If you want the Bank owned homes the REO's you will notice that the majority have a price reduction after about 30 days. If they don't sell the sometimes get very aggressive!

Well if you wait until they drop it another $20k then you are usually competing with 2-5 others when it is "a steal"...the trick...get it just before it hits the last reduction....

Why now is an excellent time to trade up and get a larger home....

Now is a great time to trade up and get a larger home.The reason for this is that even though it is still a mostly buyers market if you sell your smaller home now you can save more on your larger one! Lets take a look at an example:

You sell your home which is listed at say $250,000. The buyer makes you an offer for $240,000 and you accept it...(because you are smart).

 

Now lets say that you find your dream home and it is $400,000.You write an offer and the seller accepts your offer of $350k!

You can see how you benefit here...you came down $10,000 and the sellers on your new home came down $50k....is that possible you ask? Yes it is and here is why...it is MUCH more difficult to sell a larger more expensive home...especially in this market....

The majority of buyers in the market place right now are in the lower price ranges...we don't have the influx of Bay Area money that we had 3 years ago....that translates to more offers on the lower priced homes and on the ones that are priced below market we are seeing MULTIPLE offers...yes multiple...A home on Forest Hills had 28 offers on it!!

So if you have been considering trading up and getting a larger home...now is a great time...while the sellers of the larger homes want to move on and unload their McMansions!

Interest is EXCEPTIONAL right now and won't be this low forever!

To trading up...when the time is Right!

When the market comes back remember that appreciation of 10% on a home valued at $400k is $40k and 10% appreciation on a home valued at $250k is $25k....

Why now is a good time to purchase land and built apartments or homes....

Opportunity is sometimes missed because it is disquised as work! There are plenty of opportunities out there right now to either build apartments or homes.The City of Redding has reduced the building fees in a temporary measure to boost building in this current climate that we have.

Owners that want to sell are letting their land go for much less than 2-3 years ago as the market is currently close to or nearing the bottom.

With people still needing to live "Somewhere"" and not as many people buying right now purchasing Multi-Family land and building may indeed be a good bet.

The key to making it pencil out is finding a seller that is reasonable on his price for the land,taking advantage of many Contractors wanting to work and taking advantage of the City of Redding lowering building permits/fees etc to spur activity.

It's up to the land owners to offer their properties at a price that will make sense for the Contractors to develop it...if they do then there is a great chance that they can sell in "This Market"...if they don't then the property will sit and sit...with no activity regardless of how it is marketed!

Do you have a well at your residence? Get it tested...for your own and your families safety!

There are many places here in Shasta County that have wells as the main source if not the only source of water.The importance of a yearly water test can not be over stated! In a recent article some wells south of Redding in the Red Bluff area had some things in the water that...well may not be that great lets say!

The officials said nothing to worry about etc but you know what? I don't want anything in my water other than water!! Thank you very much...

If you have a well test it at least once a year! Why you ask? Well (no pun intended) for starters...water is vital...it is extremely important to our heath and bodies and the purer the better!

I have a client that I was talking to about a month ago and he mentioned needing to change out his filters on his well. I mentioned to him if he has had the water tested? He said well no....He has been living there for about 3 years now!

In his case it is probably not as important as in other cases because when he purchased the property I had the seller install a filter AND a UV system on his well!! Money well spent...That's no gurantee that there isn't something in the water like a trace of chemical or metal etc but at least there is no bacteria to contend with!

WATER IS IMPORTANT...CHECK YOUR WELLS REGULARLY...YOU'LL BE GLAD YOU DID....

Government says "we'll take two" and don't call us in the morning!

Take two...and take two they did..The Governments latest move basically taking over Freddie and Fannie should lead to a calming of the market and turmoil that we have had since the meltdown started many months ago.

I think this was a brilliant move on the Governments part to avoid the for sure collapse that we were indeed heading for!

What does all this mean to you on the street?? Well...it means that your interest rate will probably stay pretty reasonable for awhile...not for ever but for a while.It also means that things are going to get better and not a lot worse in the future now that the uncertainty is taken out of the picture!

As a buyer in the market right now you have an unprecedented opportunity right now...one that we have not seen for about 15 years.With inventories at a high and sellers and banks willing to "deal" it may be the opportunity that many have dreamed of.

The importance of having a great lender in place can not be overstated.With the credit crunch right now lenders are very Picky and having someone that is experienced and knowledgeable on your site can mean the difference of getting the loan and NOT!

The Hedge Funds are starting to invest now in the financial firms which shows us that "Faith" indeed is back...they know that it may go down a touch more and then back up but similar to real estate "timing" the bottom is Impossible! With that said they are smart...why are they smart? Well now they have the security of knowing that we are not indeed going to Hell in a hand basket! So they are making moves that will pay off when things get back to normal and head up again...and they will.....what goes down MUST go back up and vice versa.

Let me say one thing here though to remind you again that Interest rates will not stay this low for ever!!!

How to get your sellers to price their home at or below the market so you can get it sold!

It's a common problem in our profession....the seller thinks the home is worth $450,000 you think its $375,000 on a good day with all prayers answered!

Lets face it price a property properly is CRITICAL in this market...not just essencial but critical...I have even talked with people that should KNOW better about where the home price should start and they don't listen....Why I am not sure but recently I have instituted a new program and it is this....

When I go to a listing appointment and we get to the price part and it is very obvious that we are a LONG ways apart...I suggest an appraisal...That's right an appraisal...Then we know EXACTLY where the home is valued at that particular moment and we have a STARTING point...an acurate one at that!

Now in a declining market like we are currently in it make sense to price just BELOW the appraisal....WHAT the seller screams!!! Yes that is right BELOW the appraisal....so you can actuall SELL your home and all the other ones in the area will sit for another 6-9 months and they will have to come down another 10-15% to sell...

There is an occasional seller that just flat refused to get an appraisal....In fact one in Palo Cedro a while back said "we are not selling until we get our price and we don't want to get an appraisal and pay that money" I asked why..."because he might tell us that our home is not worth what we want"! Wow....yes indeed....so you get to KEEP it.....you are the proud owner until-either prices go WAY back up OR you come DOWN in your price...until then....ITS YOURS AT YOUR PRICE!

Now there are I am sure some agents that would be happy to take a listing...any listing just to have one.... and LET them... in this market you will do two things if you take an overpriced listing....you will make the seller mad that you didn't sell their home!! and you you will spend money....good money trying to sell the home that will never sell at the price the "seller" wanted to list at.....

Its kind of like your child when he says daddy I really want some chocolate...you tell him no and then he keeps at it for an hour and you explain to him that if he eats a lot of chocolate that he might get a tummy ache....he doesn't care and eats the chocolate....later he says I have a tummy ache!!!!!

One way to look at it...if the seller flat refuses to get an appraisal they were not serious to start with and if it is that big of a deal just credit it to them AT CLOSING...some incentive there to get it SOLD! Regards Rick Goates

Why do agents STTTRRREEETTTTCHHH the truth?

I just got back from showing a home. It is a tough price range and homes in the range have been selling quickly so I jumped in my truck and headed out the minute that my clients called and wanted to see it.

I went through the home which on the outside looked pretty nice for the price and neighborhood.I heard some yelling and screaming across the street and then some honking and more honking and some cuss words just up the street...it set the tone for the rest of the showing.

The inside was done pretty decent and we all walked through and check it out...

My clients said Rick where is the third bedroom? I then looked at my MLS sheet and at the bottom it says "Den could Possibly used at the third bedroom"...Problem is the "Den" that this agent  mentions happens to be the Back porch and laundry area!!

Lets just say that my buyers were not too happy at all!! They mentioned "why would an agent LIE like this to try and sell a home when they know that the home is not a 3 bedroom?"....mmm I didn't have the right words to venture why someone would do that!

It's called truth in advertising....good words to live by!

We all want to sell properties but must remember that trying to trick buyers (or agents) to come look at your listing that is listed wrong will end up getting you a bad reputation if nothing else....

To accurate advertising even in a Buyers market!

The power of crystal clear "Intention"....pretty amazing!

We all have thoughts...in fact we are constantly thinking of this and that...all day long for most of us. I have been reading a couple books lately and let me tell you this author is spot on! He talks about the importance of having a balance in life....we can all use this...and the importance of having our intentions be very focused and true.

I know from my personal experience that clear intention is the key to success.We can get fuzzy and get lazy with our thoughts over time...its easy to do...the hard thing to do is to set a goal and have clear intention on it and a path to reach it.

To get clear try going out into nature...nature has a way of helping us get back in balance! Let's face it if you are not in balance you are not performing at your peak! Most people go through life teetering from left to right only coming into perfect balance occasionally.

Get clear....focus your attention on what you want....don't spend any time on what you DON'T want...take your energy and focus on the one thing that you desire....and keep that focus....

By getting clear you will experience more of what you want...that's a good thing!!

My recent examples are a client that called out of the blue after about 7 years! Wow...it was cool..I had been thinking of her and then poof....My other example is getting a call today from a nice guy that saw my signs and saw me on the internet...that is cool...it didn't matter that I didn't have the property listed that he called on as he was guided to call me out of the 850 other Brokers/agents....pretty neat stuff.....

Ford Motor Co refused to sell its Fiesta ECOnetic 65MPG car in the United States....

I just read where the Ford Motor Company has an excellent little car that gets 65 MPG...the problem is they don't want to sell it here in the state! They are built overseas and run on Diesel.Ford says that it doesn't make financial sense to build them in Britain and then ship them here where they would be competing against cars like the Prius!

This is interesting...Ford has the opportunity to boost its image here in the US with this car and makes some new friends but refuses because they won't "Make enough money" on it...

To Ford.....the reason your sales have been slipping over the years is that you have not given the consumer what they want!!! Yes that is right....the consumer...the kings and queens of the US that vote with their dollars...financed or not!

How about do a JV with another company that could produce them here in the US and get some of these cars on the road and get some people BELIEVING in Ford AGAIN....a JV is a (Joint Venture).By teaming up with another company that can build these cars here would save a ton of money over importing them from Britain.

Sometimes you have to do what makes sense and not what makes instant cash!! Think long term FORD....

Do you think when gas is $4.00 a gallon again that people will be interested in running with a car that gets 65 MPG?? My guess is a resounding YES!

Diesel has traditionally been more expensive than Gas at the pumps but when you factor in the 65MPG then the extra cost of diesel doesn't really matter! After factoring in the additional fuel cost it may bring the MPG cost to 55MPG but hey...what other car out there can claim they have a solution that offers even 55MPG that is American made???

Now stop for a minute and imagine a fleet of these cars getting 65MPG AND running on BIODIESEL...now we are talking!!

Come on Ford....think outside the immediate box!!!

Do something right and good and get this product to market here in the US...and stop wondering why people are not purchasing your vechicles anymore and are purchasing TOYOTA's and HONDA's!!
