Finding that perfect home over looking Shasta Lake....

There are many people this time of the year looking for a home with views of Shasta Lake.What many people don't realize is that there are very few properties that are actually right on the water....There are a few that are waterfront homes but the Government owns the land between the water level and the property owners actual line.

There are homes that over look Shasta Lake and these range in price from the High $300,000's to up over a Million depending on size,location etc.

The main thing to look for when checking out Shasta Lake View homes is the quality of the home, the well...and the desired useage of the home...Will it be primarily used as a vacation home only or will you live in it 6 months out of the year?

What might work for a 2 week out of the year residence may not work at all for someone desiring to live half year on the property!

Home ownership a step closer for many with HUD's announcement of tax credit utilization....

In what appears to be the circle coming around...full circle, the Secretary of HUD announced plans to let Lenders Monetize buyers tax credits to be used toward their down payments!

This is a huge step and a somewhat familiar thing as years ago sellers could contribute down payment money to neutral third parties such as "Nehemiah" to effectively pass through money to go toward buyers down payments.

The difference in this new approach is the Governement is ponying up the $8,000 and the lender is making a bridge loan based on the buyers tax credit from uncle Sam.

The details are still being worked out but look for this program to open the door for many many home buyers that were not able to come up with the 3.5% FHA down payment that is required or couldn't qualify for any other programs like DAP etc.

One thing is for sure...the money and offer will NOT last forever...if you have been sitting on the fence now may indeed be the best time to consider purchasing before the money runs out and interest rates go up etc...

Homebuyers can now use tax credit money for downpayment! Buyer's rejoice across the U.S.!

In what could be called the single greatest thing to get more homes into the hands of buyers for many years the Secretary of HUD has announced that buyers can use their tax credit money to fund their down payment so they can purchase!

Lenders will loan the buyers the money and the details are still to be worked out but this looks like the Golden opportunity that so many sitting on the fence have been waiting for!

This new announcement should get those on the fence into the game and if they are lucky they will look back and talk about their "Impeccable Timing" in real estate!

Lower price range of homes starting to gain momentum...

We are noticing a pickup in activity in the under $150k price range here locally in Redding California.This is nothing shocking or anything but may indeed signal that buyers that were on the fence for the last year or so are starting to write offers and at least get out again and look!

What does this mean if you are looking for a home in this price range in the greater Redding California area? Well for one...it can mean missing out on a home that will work for you if you are not pre qualified! Every lender and Sellers agent/broker will want at least a Pre Qual...yes EVEN in this market...Why? Well no one wants to get a home into escrow and tie it up for 3 weeks only to find out that they buyers could not indeed qualify!! No body...

So with that in mind keep in your mind the fact that the first step as always is to get to a good lender.....and THEN contact a Good Realtor....because they will state that right up front anyway....you need to get Pre Qualified...Unless of course you are paying cash....not too many of those incredible buyers running around but if you know any send them our way!!
